Where do I begin if I want to buy a home? What should my credit score be?

The first thing to do is to contact a mortgage lender and get prequalified. They will ask you for things like past pay stubs, past years tax returns, letter of employment, how long you have been at your current job and check your credit report.  In today's market, a credit score of 640 is possible to buy a home.  There are many home loan options available for first time home buyers that will help you with your down payment.  Ask you agent about the option that best works for you.

Where do I begin if I want to Sell my house?

Contact a Real Estate Agent first.  They know your home's value, your state's real estate laws, and contracts to  use.  Your agent should provide you with a current Market Analysis of the value of your home at no cost

How do I find a mortgage lender?

When looking for a mortgage lender, a potential buyer should shop locally.  A local lender knows the area you are interested in buying and current market conditions. It is always best to do business with a lender face to face instead of online.  If your agent or the title company needs documents quickly, a local lender will react faster than waiting for someone online you have never met. It is also my experience that a local lender will problem solve for you better when they know you. The best resource for a lender would be your agent. They have worked with many!

How much will it cost me to sell my house?

This is a tough question to answer because different states have different costs.  The seller cost is directly related to the price of home you are selling, local tax rates, utility costs, agent commission rates, etc. In Pueblo, the usual agent commission rate is 5-6%. Your local Real Estate agent will be able to better answer this question and work up a net profit estimate for your consideration.

Do I pay a Real Estate Agent if I want to buy a home?

No, the agent commission cost is paid by the person selling the home. The buyer pays no commission. 

Can I sell my home myself? Do I really need an agent?

Coming from a real estate agent, the answer is yes, you need an agent.  Although many people successfully sell their homes, I would advise against it.  Your agent knows the real estate laws in your state.  Their main job is to protect you legally.  They will know the top price you can get for your home to maximize your profits, what contracts are needed, negotiate on your behalf and make sure all deadlines are met. Your agent will orchestrate a successful transaction that involves buyer's agents, lenders, title companies, inspectors, appraisers and any contractors/repairmen, if needed. These are just a few, depending on what type of home you are selling, there could be many more moving parts than those mentioned above.
